It is absolutely true that Delhi Metro Rail has completely
changed the demand pattern for property buyers in Delhi-NCR. Delhi is the only
metro which has highest number of vehicles on its road. It is said that the
vehicles of Mumbai, Kolkatta and Chennai aggregate are less than the vehicles
rush on road has compelled Delhites towards metro Rail and Delhi Metro became
the life-line of Delhi-NCR and started influencing the economy of National
capital.
We have many examples which clearly show that how the Dwarka
subcity became one of the most developed part of Delhi after the connection of
metro. The huge rise of property price in this area is directly linked with
Delhi-metro otherwise it was completely vacant area of Delhi. Before the
arrival Delhi metro to this area only 5% apartments were occupied but now there
is as vacancy in this region.
After this DMRC has connected many outskirt areas of Delhi
through metro network and the area became most favoured destination for
end-users and investors.
After getting this trend many big real estate developers of
India have started their projects near to the metro station or proposed metro
stations. Now in the next phase of development Metro rail will connect to
Manesar via Gurgaon and outer sectors of Noida, Noida Extension, Greater Noida
and Yamuna Expressway. In NCR, Yamuna Expressway has great potential of
development. There are many world-class residential and commercial project
which are located in immediate vicinity of metro station. If we talk about the
projects of Earth Infrastructure then we have amazing finds that almost all of
its project either it commercial or residential, either it is located at Noida
side or Gurgaon side all projects have good metro connectivity.
Earth Gracia which is located at Noida Extension closely
connected with proposed metro. If we talk about the project of Yamuna
expressway like Earth Techone then it is near to the proposed metro. The
company has also some residential project at Dwarka Expressway , Earth Elacasa
it has also great proximity with metro rail.
The other big company Supertech Group, also doing
constructions of its projects in those areas which has good metro connectivity.
Supertech ORB at Noida Sector 74 or Supertech Eco Village 4, Ecovillage-3 or at
Yamuna Expressway projects all are in close vicinity of metro rail of proposed
metro rail.
So, we can see from the above discussion that how Delhi
metro is influencing the future scenario of real estate industry in Delhi-NCR.
Recently Mumbai has also started its metro rail services and it is hoping that
because of the connectivity of metro many new central business districts would
emerge as we got in Delhi-NCR.
